1. We contact a reputable REALTOR® (with experience in Military/RCMP postings) within your destination city who will provide you with the utmost service. In most posted areas we personally know the REALTOR® and have worked with them in the past. They will be on the list as approved BGRS suppliers.
2. Provide you with a completed market analysis of your current home’s value.
- PRICING YOUR HOME
Determining your home’s market value is one very important reason to use a real estate agent. We will do a comparative market analysis (CMA) to help you set the correct listing price. We look at recent sales of comparable homes, similar homes that are under contract, and homes that are listed in the same price range of your home. Then we compare features of the homes including the size, style, number of rooms, age of the home, amenities, condition, lot size and placement, and the location or neighborhood. (Note: the tax appraiser’s assessed value of your home has nothing to do with the market price.)
3. Input your home on the MLS® system.
Hands down, our best marketing tool is the Multiple Listing Service (MLS.) This is the database all real estate agents use when searching for properties for buyers. And buyers are using websites like Realtor.ca. they pull directly from the MLS. That being said the AD must be perfect, no matter what media it is posted to. To achieve that we hire a professional photographer to showcase your home in the best light. In addition to that, we also help with staging and guiding you on how to prepare your home for showings and viewings.
